An Asset Management
Plan will be developed for each property with
the overall goal of
Maximizing and/or
Maintaining
the Value of the Asset.
Depending on
the Owner’s specific goals for the property, areas
to be considered in the plan are: Physical
Condition
of the Property, Financial Review of the Income and
Expenses, Competitive
Market Analysis of the
Property, Capital Project Budgeting, Construction
Coordination, and Design/Staging Services.
We
will meet with each Owner(s) to identify
specific goals and objectives for the
property. With the established goals
in mind, the team will do a thorough inspection.
The written inspection will be used to document
the condition of the property and to make
recommendations on future maintenance and/or
improvements. Prior maintenance records
will be reviewed and a preventative maintenance
plan will be formalized and implemented.
The financial records of the property will be
reviewed in order to determine if/how we can
increase returns and/or
decrease expenses. An annual budget will be
developed when the Management Plan is complete and
approved by
the owner. If the property is in a rental pool, the
team will manage that process and insure that it is
competitive with
the market, including offered amenities.
Based on the owner’s goals and objectives, the team
will identify any capital improvements or
design services that
may better position the property. The team
will manage the improvement/construction process by
locating contractors
and getting the work complete. The team is staffed
to handle the design services.
If an owner is contemplating putting the home on the
market or if the home is already on the market, the
team will
provide information on how to best position the
property for sale. We can Stage the
property or make improvements
that will increase the potential of sale.
Upon Owner approval, we will implement the plan and
do periodic inspection
to insure the property is in “show” condition. |
