Rental Policy
Deposits. All condos require a $200 security
deposit at the time of check in. All homes require
a $300 deposit at the
time of check in. The deposit will be held until
the unit is checked out by UMS.
A deposit of 50% is required on all reservations.
Final payment on all reservations is due in full 15
days prior to arrival
on all dates, with the exception of Dec 15- Jan 5
and March 5-25 where payment is due in full 30 days
prior. Cancellations must be received prior to your
final payment due date in order to receive a refund
of your deposit less a $100.00 handling fee. No
refunds will be issued on cancellations made less
than 15 days prior to arrival date on all
non-holiday reservations and less than 30 days prior
to arrival date for reservations during the dates of
Dec 15- Jan 5 and March 5-25.
Check In time is 4:00 pm. Keys and
information can be picked up at the United Country
Management office located at 20 Sage Lane in Angel
Fire. Office hours are 8 am to 5 pm Monday through
Saturday. If arrival is after hours or on Sunday,
arrangements may be made to pick up keys at an
alternate location or from the key box outside the
office.
Check Out time is 10:00 am. This time is set
so that housekeeping has sufficient time to clean
the property for the next guests. Late check out
may result in additional charges.
Occupancy. UMS does not rent to any
non-family guests unless all members are 25 years of
age or older. If upon
check in this rule is violated, the rental agreement
is considered breached and the pre-payment of the
unit will be forfeited. Also if the maximum guests
rule is violated the same breach/forfeiture will
apply.
Pets. Pets are not allowed unless prior
approval has been given. Most properties do not
allow pets. If pets are allowed a cleaning deposit
may be required.
Smoking. All units are non-smoking units.
Any violation of this policy will result in an
additional cleaning fee of $250.
Fireplace. Wood and starter will be available
for use. Additional quantities may be purchased.
Convenience Items: Linens, paper towels,
toilet paper, garbage bags, Kleenex tissue, hand
soap, dishwasher detergent and liquid, coffee (for 1st
morning). Quantities are stocked based on length of
stay and are not replenished during the rental
period. Linens and other Convenience Items can be
replenished for a fee upon request. Units are
stocked with basic pots and pans, towels, blankets,
pillows, and small appliances.
Telephones. Most properties have telephones
for emergency or local calls only. Please use a
calling card for long
distance calls.
Hot Tubs. Use of hot tubs requires an
additional $250 hot tub use fee (payable prior to
arrival) Advanced notice is
required to ready the tub and to clean it after
check-out. Unauthorized use will result in a $450
fine being charged to
the credit card on file.
Check-out Procedures.
Please do the following prior to check out:

Take trash to the centrally located bear proof
bins.

Check to make sure that you have not left any
personal items.

Put all used linens (towels and sheets) in the
bath tub for collection.

Clean kitchen, put dishes in dishwasher and
start dishwasher.

Make sure all windows are closed and doors
locked.

Return all keys to the Management Office. Do not
leave keys in the Unit.
Damage Policy.
Guest agrees that they are responsible for all
damages to the property during the rental, including
damages to the household items and furnishings.
Guest agrees that normal wear and tear does not
include burns, stains, tears and/or scratches of any
kind. The credit card on file will be charged for
the following, which include but are not limited to:
1.) Damaged caused by tenant or their
guests, including missing, broken or damaged
items.
2.) Late departure fees if the check-out
procedures are not followed or if the property
condition requires
above normal cleaning.
3.) Smoking in the premises will result in
an additional Cleaning fee of $250.
4.) Pet Cleaning Fees of $250 if the Pet
Policy is not adhered to.
5.) Lost keys of $25.00 per lost key.
(including those keys left in the unit).
6.) Unauthorized use of hot tub will
result in a fee of $450.
7.) Missing linens, kitchen tools or other
personal items.
Each of the Rental Units is privately owned. The
owners have contracted with UMS to lease and manage
the Unit
and to deliver the Unit in best possible condition
to the guests. To achieve this each guest will need
to agree to abide
by the policies here in. The property and its
contents are subject to change with out notice or
compensation. If an
appliance is not working please let us know and we
will do our best to make repairs. However, in that
we are located in
a remote location repairs/replacements are not
guaranteed and no deduction will be made for the
malfunctions.
